NOTICE OF FORECLOSURE SALE
PIKE COUNTY

Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Mellonese Johnson, a single woman and Arthur S Walker, a single man, originally in favor of United States, acting through the Farmers Home Administration, United States Department of Agriculture on January 20, 1992, said mortgage recorded in the Office of the Judge of Probate of Pike County, Alabama, at Book 401, Page 87; the undersigned United States, acting through the Farmers Home Administration, United States Department of Agriculture, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash or certified funds, in front of the main entrance of the Courthouse at Pike County, Alabama, on April 7, 2026, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Pike County, Alabama, to-wit:
A parcel of land lying on the south side of Pike County Highway #16 (Roy Bryan Road) in the NW 1/4 of the SE 1/4 and the SW 1/4 of the SE 1/4, Section 33, Township 9 North, Range 21 East, Pike County, Alabama, and being more particularly described as follows:
Beginning at the southwest corner of the NW 1/4 of the SE 1/4 of said Section 33; thence North 79° 08’ 59” East 384.37 feet to the point of beginning, said point being on the south margin (40 feet from centerline) of said County Highway #16; thence along said margin North 71° 29’‘16” East 100.00”feet; thence leaving said margin South 22° 51’ 29” East 300.00 feet; thence South 71° 29’ 16” West 100.00 feet; thence North 22° 51’ 29” West 300.00 feet to the point of beginning, containing 0.69 acres, more or less.
