PUBLIC NOTICE

STATE OF ALABAMA
PIKE COUNTY

FORECLOSURE NOTICE

WHEREAS, on August 26, 2021, Jason D. Hunt and Rebecca L. Hunt, did execute and deliver to Brantley Bank & Trust Company, a mortgage on certain real estate hereinafter described, which mortgage appears of record in the Office of the Judge of Probate of Pike County, Alabama, at Mortgage Book 2021 at page 10230, and,

WHEREAS, default has been made in the payment of said Mortgage as provided herein, which default continued at this date and said Mortgage is subject to foreclosure.

NOW, THEREFORE, three weeks notice is hereby given that the undersigned will sell at public outcry for cash, to the highest bidder, in front of the courthouse doors, main entrance, in Troy, Pike County, Alabama, during the legal hours of sale on October 1, 2026, the real estate being more particularly described as lying and being situated in Pike County, State of Alabama, to-wit:

Commence at the Northwest Corner of Section 13, Township 08 North, Range 19 East, Pike County, Alabama; Thence run N 87 degrees 34’ 10” E, a distance of 743.25 feet to a 5/8” rebar, said point being the point of beginning; thence from said point of beginning run N 87 degrees 34’ 10” E, a distance of 626.77 feet; thence run S 02 degrees 07’ 40” E, a distance of 348.96 feet; thence run S 88 degrees 39’ 57” W, a distance of 633.05 feet; thence run N 01 degrees 04’ 04” W, a distance of 336.94 feet to the point of beginning.
Said parcel lying NW 1/4 of the NW 1/4 in the Section 13, Township 08 North, Range 19 East, Pike County, Alabama and containing 5.0 acres, more or less.
To include an Easement 15 feet wide running along the Northernmost East-West line of my property more accurately described as parcel 4 of Section 13, T8N, R19E, measuring 26.8 acres as according to the Pike County Plat Book at page 79. Subject to a possible encroachment by that certain conveyance recorded on June 6, 1997 in the Office of the Judge of Probate of Pike County, Alabama appearing in Deed Book 181, Page 269.

Also, an easement 15 feet wide running along the Southernmost East-West line of my property more accurately described as Parcel 6 of Section 12, T8N, R19E, measuring 75 acres as according to the Pike County Plat Book at page 79. This easement shall extend only the length of that certain property of Martha Ann McSwean more accurately described as Parcel 4 of Section 13, T8N, R19E, measuring 26.8 acres as according to the Pike County Plat at page 79

Subject to easements, restrictions, and reservation appearing of record.

Said sale and conveyance will also be made subject to the legal rights of existing Federal Tax Liens, and/or Special Assessments, if any, which might adversely affect title to subject property.

Such sale will be made as provided in mortgage for the purpose of paying the debt secured by said mortgage with interest thereon, any amounts required to be paid for taxes, insurance or other charges provided in said mortgage, and the expenses of foreclosure, including a reasonable attorney’s fee.

Said property will be sold on an “as is, where is” basis subject to any easements, encumbrances, and exceptions contained in said mortgage and those contained in the records of the Office of the Judge of Probate where the above-described property is situated. Said property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoyment, and will be sold subject to the right of redemption of all parties entitled hereto.

PURSUANT TO ALABAMA CODE §6-5-248(h) Alabama Law gives some persons who have an interest in property the right to redeem the property under certain circumstances. Programs may also exist that help persons avoid or delay the foreclosure process. An attorney should be consulted to help you understand these rights and programs as a part of the foreclosure process.
